The Developers
Some developers go to great lengths to avoid cookie-cutter quick-build places. Rip Farris and James Cole, business partners who own Tuscan Development, belong to that fellowship.

Rip and James formed Tuscan in 1995 after frustrating cubicle-based jobs. They believe that thoughtful development balances two modes of thinking: the "creative-passionate" with the "critical-rational." (For more about that, see www.tuscandev.com.)

Tuscan first developed Cedar Mill, 38 townhomes in Third Ward, with joint-venture partners NationsBank Community Development Corp. and the Committee to Restore and Preserve Third Ward. Other Tuscan developments include Hawthorne Court, located on Hawthorne Lane, and Scots Hill in Ballantyne.

Kensington Court's co-developer is Frank Martin of Landcraft Properties. Frank has created affordable homes across the Southeast for more than 20 years. His achievements in Charlotte include Queens Station, Oakmore, Park Plaza and Park Place.

The Architect
The Wilson Group, led by Brian Wilson, AIA, and Travis Pence, designed Kensington Court. The Wilson Group specializes in single-family residential, multi-family residential and mixed-use projects, all of which incorporate innovative site planning, handsome neo-traditional exteriors and modern interiors. The firm strongly believes in designing housing that is good for people and the environment.

The Broker
Since the mid 1990s, Helen Adams Realty has sold more condominiums and townhomes in Charlotte than any other broker. Small wonder. Mrs. Adams, now retired, was the daughter of a developer. She founded her business in 1977. Son Jeff, now president, joined her in 1981. Helen Adams Realty saw the perfect match between Kensington Court and 26-year-old Jason Foley, who intimately connects with the ethos of freedom today's generation prefers. Jason is the broker of record for Kensington Court.

The Contractor
Kensington Court will be built by Lillian Floyd Homes, a division of the Crosland Group. Lillian Floyd also built Hawthorne Court and Scots Hill for Tuscan.

"They bring a single-family construction mentality to multi-family construction," said Tuscan's Rip Farris. "That means the buyer gets a much higher level of customer service. Lillian Floyd treats that purchase as a home; they're not just constructing a 'unit.'"
